About Us

Shared Space Properties is a corporate lettings agency, providing property management solutions for landlords and shared accommodation services to professionals in the Nottingham area.

 

We take on properties and manage them on behalf landlords so that they no longer have to deal directly with tenants. We do this whilst providing accommodation to working professionals seeking a room to rent on individual assured shorthold tenancy agreements.

 

Founded in 2016 by Keisha Anderson, Shared Space Properties prides itself on delivering quick, stress free and ethical solutions through building strong relationships with all our stakeholders.

FAQ

Landlords

Do you have your own tradesmen?

Yes, we have our own team of qualified tradesmen to carry out light refurbishments, minor repairs and maintenance work.

Does my property need to be furnished?

No, we are happy to dress the property at our expense 🙂

How long are the contracts?

We only take on long-term contracts, currently lasting 2-5 years. The length of the contract can be negotiated during the acceptance of our services. Towards the end of the contract, negotiations can be made for renewals, or even an option to buy the property at some point in the future.

How many of my properties can you manage?

There are no limits, providing the properties meet our criteria, and we have the scope and resources to successfully manage them.

How quickly can you manage my property?

After viewing the property, a rental offer will be made within 48 hours. Subject to acceptance, contracts can then be negotiated and signed. We may require a month or so to carry out any refurbishments; depending on the current state of the property. Your first month’s rent will be paid upon completion of the refurb.

How will I get paid?

Rent will be paid via a standing order on the first of every month for the duration of the agreed contract.

What can we expect from a light refurbishment?

Paint work, rearranging or replacement of existing furniture, fully dressed rooms with ornaments and artwork, giving bathrooms and kitchens a ‘face lift’ where necessary, WC & basin fittings (subject to planning permission) and second reception room/bedroom conversions just to name a few!

What fees do I pay?

There are no fees! We simply pay you the monthly rent in return for letting out your rooms on individual assured shorthold tenancy agreements to our professional clients.

What type of properties do you take on?

Currently just houses, minimum 3 bed with 2 reception rooms or a 4-5 bed.

Who will be responsible for major repair works and safety regulation checks?

As the landlord this is your responsibility, however we will organise the arrangements for works to be carried out, leaving you to confirm and make the necessary payments. Responsibilities of the landlord and property manager will be outlined in the contract/head of terms.

Will I have to pay for any damages caused by tenants?

No, we will cover all expenses

Will I still have to deal with tenants?

No, we will deal directly with tenants as part of our property management service.

Will my rent still be paid if a tenant is late on payment?

Yes, we guarantee you 52 weeks rent ON TIME, regardless of late/missing payments from tenants.
